10.22 Because of emergency services, Route 11/12/109 trams to Victoria
Harbour Docklands/St Kilda/Port Melbourne are diverting via La Trobe St
between Stop 1 Southern Cross Station and Stop 12 St Vincent's Plaza. Route
48 trams to Victoria Harbour Docklands are diverting via Flinders St between
Stop 1 Southern Cross Station and Stop 9 Lansdowne St. Collins St
passengers may consider William St, Elizabeth St, and Swanston St trams to

Out with the old, in with renewal: Gabba heritage zone transforms 3 March
2018.
An inner-Brisbane shopping strip lined with historic buildings has moved on
from its days as an antique precinct and transformed into a retail and
restaurant destination.
The cul-de-sac on Logan Road at Woolloongabba once formed part of the city's
busiest intersection, The Gabba Fiveways, which had intersecting tram and
rail lines.
The area has since gone through several waves of rejuvenation, and over the
past two decades was a popular antique, secondhand goods and gallery
precinct.

But the most recent changes to the area left some businesses shutting up
shop.
The street has retained its heritage architecture throughout the changes,
with both council and state heritage listing protecting some of the
buildings.
But, now among the long-standing businesses is a smattering of for lease
signs.
There are presently six empty tenancies on the 100-metre shopping strip,
with four advertised for lease and two left empty.
The antique retailers moved away because the operators retired, but it is
understood the high cost of rent is now keeping new businesses away.
There are several vacant buildings, many with for lease signs in them at
Woolloongabba.
Long-time tenants in the area include Absolutely Fabulous, 1889 Enoteca and
Pearl Cafe.
Absolutely Fabulous co-owner Mary Williams said her shop opened at
Woolloongabba almost 10 years ago when the area was still in the process of
changing.
"So we've sort of seen it change, and it is still changing, as it goes from
being an area that was all industrial with the car yards, and now of course
apartments are being built so more people are living in the area, so it's
more vibrant," she said.
"It has changed because some of the antique people retired and moved out,
but it is in another stage of renewal now.
"It is exciting and it's great because it's constantly changing and change
is good."
A building that has seen minimal exterior change is the former
Taylor-Heaslop Building which was built in about 1889 and was once one of
Brisbane's main shopping centres.

The facade of the building still has the faded, but distinct, Moreton Rubber
branding on its side from when the company occupied the building from 1936
until 1950.
Across the road from the heritage-listed site is a newly refurbished
building that was once occupied by a newsagent and several antique
retailers.
Property records show the building was sold for more than $4.8 million in
May 2014.
The building then had a full renovation for the first time since the 1930s.
Richard Kirk Architect moved into the newly refurbished studio at 11 Logan
Road in 2016, which is within the building owned by Richard Kirk and his
partner, Gary Smith.
There are two vacant tenancies within the building, with the leases between
fine-dining restaurant Detour and Grinders Coffee.

Architect Richard Kirk said the style of the precinct was fairly uncommon
and the city had lost a lot of similar spaces over the years.
"I suppose those little mixed-use urban centres have come of age again in a
way and I think people appreciate that sort of streetscape, high street sort
of experience," he said.
"People are often surprised it's even there and I think it's one of those
very memorable parts of the city.
"As time goes on and as the immediate population increases around that area
that will change it again.
"I think there's a bright future for that part of Logan Road and I think we
will hopefully see other buildings get redeveloped in the street and it will
be quite a significant destination I think."
Mr Kirk said the vacancies in the building didn't concern him.
"We're obviously waiting for the right tenant, we're not just trying to fill
the space," he said.
"I think it's like any sort of investment you structure it in a way to
attract the right tenants."
The empty building at 20 Logan Road is likely to be renovated in 2018.
