Here is a photo taken today at the same location. 108 is passing the fitness centre which was built on the site of the cinema a year or two ago.

Some stretches of rail are corrugated although it can be difficult to see and photograph as the rails are highly polished with all the rubber-tyred traffic. Here is a shot where it shows up on both rails.

In Jetty Rd the present rail is plain whereas as Mal noted the replacement will be low profile grooved rail. However the terminus at Moseley Sq is grooved rail. This shot shows the transition from plain to grooved just E of the Square.

My previous post got the dates of the closure slightly wrong. It is May 15 - June 9 as can be seen in posters which have appeared on the litter bins in Jetty Rd.

During the closure trams will terminate at Stop 15 Brighton Rd. Here is a shot of 205 at the crossover which will be used to reverse the trams.

It seems an extraordinarily long time to replace that length of track. I must have got too used to watching such things done in Melbourne on a long weekend.
Meanwhile attached is a Jetty Road photo taken during my last visit, in 2012. Five years is not a long time in tram track life but the tracks looked OK to me. I realise many have said they are actually very corrugated.
